Swiss Life Investment Foundation – new tranche concept

The Swiss Life Investment Foundation has revised and simplified its tranche concept. In this context, it is launching 11 new SPM tranches and existing M and PM tranches will be renamed SPM tranches. In addition, the product names have been amended to standardise the names of two investment groups. Details on the investment in the SPM tranches can be found in the “Fee and Cost Regulations” and the “Overview of Conditions”.

Opening of the “Commercial Real Estate Switzerland ESG” investment group by issuing entitlements of around CHF 150 million

The newly raised capital lays the foundation for further targeted acquisitions in line with strategy and return objectives and will be used to reduce the share of debt capital.

The opening of the “Commercial Real Estate Switzerland ESG” investment group, with a subscription period from 26 August 2025 to 24 October 2025 attract-ed a great deal of interest from employee benefits institutions. The targeted volume of around CHF 150 million was significantly oversubscribed. The management has therefore had to reduce the subscriptions.

Opening of the “Real Estate Switzerland ESG” investment group of up to around CHF 450 million

The new capital will be used to acquire a first-class real estate portfolio. The properties are being acquired from Swiss Life Ltd and consist primarily of residential properties in well-connected suburbs.  

The opening of the “Real Estate Switzerland ESG” investment group, with a subscription period from 6 May 2025 to 13 June 2025, attracted a great deal of interest from employee benefits institutions. The targeted volume of up to around CHF 450 million was oversubscribed several times over. The management has therefore had to considerably reduce the subscriptions.

Change of leadership at Swiss Life Investment Foundation:
Sonja Spichtig Grünvogel will take over Stephan Thaler’s management role as of 1 October 2025

After 16 successful years, Stephan Thaler will hand over the management of the Swiss Life Investment Foundation to Sonja Spichtig Grünvogel on 1 October 2025 as part the long-term succession planning process. He will remain a Senior Advisor for the Swiss Life Investment Foundation until his normal retirement in 2027.

Infrastructure Global ESG (EUR / CHF hedged) investment group: new raising of capital until end of May

As part of the Swiss Life Investment Foundation’s growth-oriented real value strategies, investors can make new capital commitments until 30 May 2025 and thus actively participate in the growth strategy of these two forward-looking products.

Opening of the “Real Estate Switzerland Retirement and Healthcare ESG” investment group with a focus on care facilities and age-appropriate housing through the issue of entitlements of up to around CHF 130 million.

The new capital will be used to acquire a first-class property in Lugano from Swiss Life Ltd worth around CHF 100 million, subject to the approval of the responsible committees. You will find in the presentation the key data of this property. Other properties that are in line with our strategy are being reviewed on an ongoing basis. The subscription period will run from 25 March to 17 April 2025. The entitlements will be issued on 6 May 2025.

Following the great interest shown in the opening of the real estate investment group at the beginning of the year, this opening seam-lessly built on the success of the first opening. The targeted volume of around CHF 130 million was signif-icantly oversubscribed, with 63 employee benefits insti-tutions taking part in the opening.

Opening of the “Real Estate Switzerland Retirement and Healthcare ESG” investment group by issuing entitlements of up to around CHF 200 million

The new capital raised will be used for the targeted acquisition of additional properties, sustainable investments in the portfolio and to reduce the borrowing ratio. The subscription period will run from 16 January to 14 March 2025. The entitlements will be issued on 3 April 2025.

million was oversubscribed considerably. In order to meet the high demand, the Swiss Life Investment Foundation is planning another opening of the “Real Estate Switzerland Retirement and Healthcare ESG” investment group.
