I prodotti legati a fondi d’investimento immobiliari e infrastrutturali di Swiss Life Asset Managers hanno messo a segno ottimi risultati nell’analisi del benchmark GRESB per il 2020. Un fondo infrastrutturale ha ottenuto il miglior rating nel suo peer group.

Swiss Life Asset Managers ha partecipato con 22 fondi immobiliari al benchmark di sostenibilità GRESB 2021 e nel complesso è nettamente migliorato nei rating: Il numero di fondi titolari di un premio Green Star è raddoppiato da 9 a 18. La maggior parte delle soluzioni d’investimento ha raggiunto rating fra 70 e 80 punti (su un massimo di 100).

Per quanto riguarda i fondi infrastrutturali, Swiss Life Asset Managers ha partecipato con due soluzioni d’investimento. Un fondo ha aumentato nettamente la sua performance di sostenibilità. Il secondo fondo, lanciato per la prima volta, è stato premiato da GRESB quale “Infrastructure Fund Sector Leader”.

Da alcuni anni Swiss Life Asset Managers partecipa all’analisi del benchmark di sostenibilità GRESB1). Nell’ambito del proprio portafoglio immobiliare, nel frattempo, l’82% delle attività in gestione soddisfa i requisiti di GRESB. Nell’ambito del portafoglio svizzero la percentuale è già del 100%. Pertanto, in riferimento all’intero portafoglio, il 65% dei 77,7 miliardi di franchi di valori patrimoniali immobiliari soddisfa i requisiti di GRESB (al 30 dicembre 2020).

Si tratta di un’organizzazione orientata al settore che valuta annualmente la performance dei fondi immobiliari e delle imprese immobiliari in relazione all’ambiente, alla società e alla gestione aziendale. La valutazione adotta un approccio globale: oltre agli aspetti generali e qualitativi, nell’analisi di sostenibilità confluiscono anche i cosiddetti “performance indicator”. Questi indicatori consentono di valutare i portafogli immobiliari in basi ai consumi e alle emissioni ad essi legati, come l’acqua, l’energia, i gas serra e i rifiuti.
