Les fonds immobiliers et d’infrastructures de Swiss Life Asset Managers ont obtenu d’excellents résultats dans le cadre de l’étude du GRESB pour l’année 2020. Un fonds d’infrastructures a reçu la meilleure notation de son groupe de pairs.
22 fonds immobiliers de Swiss Life Asset Managers ont été soumis à l’étude du GRESB en 2021. Dans l’ensemble, leurs notes se sont améliorées : le nombre de fonds récompensés par une Green Star a doublé, passant de 9 à 18. Une grande partie des solutions d’investissement ont obtenu une note comprise entre 70 et 80 points (sur un maximum de 100).
Deux produits d’infrastructures ont également été soumis. Un compartiment a nettement amélioré ses performances ESG. Le deuxième fonds, analysé pour la première fois, a été nommé leader du secteur des fonds d’infrastructures (« Infrastructure Fund Sector Leader ») par le GRESB.

Swiss Life Asset Managers participe à l’analyse du GRESB depuis quelques années1). En ce qui concerne son portefeuille immobilier détenu en propre, 82% des actifs sous gestion participent désormais à l’étude du GRESB. Ce chiffre s’élève déjà à 100% pour le portefeuille d’actifs suisses. Sur l’ensemble du portefeuille, 65% des 77,7 milliards de francs suisses d’actifs immobiliers (au 30 décembre 2020) entrent donc dans le périmètre du GRESB.

L’évaluation suit une approche globale qui inclut non seulement des questions générales et qualitatives mais aussi des indicateurs de performance (« Performance Indicators »). Ces indicateurs permettent d’évaluer les portefeuilles immobiliers en termes de consommation et d’émissions (eau, énergie, gaz à effet de serre et déchets).
